I know Vegas is hurtin pretty bad right now because of the housing market. The boom is over and is hurting the economy. It's not even just the real estate/ mortgage market either. It seems everything has slowed down. Is California as that bad too? GD.com seems to have tons of toys for sale on their forum as well. I wonder if the dunes will be less crowded because of it. These idiots that keep building houses that they can't sell is driving real estate values into the dirt. Also it's not as easy to get loans anymore. We can only hope the dunes will be less crowded. Alot of that is driving the rest of the rest of the economy problems. I do know that the mortgage industry alone has put ALOT of people out of work. upward of hundreds of thousands. also the foreclosure market is thru the roof all over the country right now, and that will get much worse. Nv is the #1 state for foreclosures right now. so I would suggest, save if you can, cause the worst is still down the road. I know I for one wont be at the dunes much next season, if at all. Because the houses stopped being built that means that no materials are needed, no trades are needed, no laborors are needed, ther for in MY business (commercial truck sales) no trucks are needed because they have no where to move materials or the money to buy trucks!!! I have been feeling the hurt as well.. inflated housing costs rising gas prices but less money to be made... it sucks.. but we gotta do what we gotta do, to get by and make ends meat.. if it means we have to sit out a season or two to be able to support our familys then so be it.. im not looking forward to missing any trips.. Wells Fargo has 1.4 trillon in home loans as does Country which when they go down it will hurt the builders even more as they own a large part of their stock. I also have a marble restoration company that went from making $200,000 a year to maybe 25,000 this year. I am shutting that down as well and getting a job. I have been in business in Las Vegas for 10 years and have always done well until this last year. I don't know of anyone doing well right now. Luckily my car isn't worht crap right now , so there is know reason to sell it. anyone involved in the commercial marble business is booming. i'm not saying this to rub it in your face or anything, just in case you didn't know. the union hall doesn't have enough masons to man all of the jobs right now.. they're posting advertisements seeking marble masons at the other halls across the country. a good friend of mine who also owns a waterjet cutting and marble fabrication business here locally is also trying to get his unlimited liscense, because there's money to be made. the company i work for is turning down major jobs because of other priorities. it's pretty sick in the hotel, casino, and high rise luxury condominium market in vegas right now, most of my co-workers and friends are working 68+ hours a week. i have friends that worked in the residential granite countertop market that have lost their jobs in january and haven't been able to to find new work yet, although collecting unemployment has a large involvement in that, so i understand where you're at. Thought about selling our house and moving a little further out of town, can't, couldn't get what we owe. There's way nicer houses then ours selling for less. Guess we'll just stay here. My friend who owns a construction company, just moved temporarily to Wa. State and closed down shop here, cause as of right now there's still jobs up there. I have 11 year office mang. experience and I am working at an F'in customer service min wage job cause NO ONE is hiring and if they are you have some stiff competition, and usually its who you know, not what you know. ynot Posted September 1, 2007 Share Posted September 1, 2007 While I will admit that the ecomomy is not as strong as it was say a couple of years ago it is still stronger than most people think. I also am in the mortgage business and I have seen the decline in income and the demise of companies that were to liberal in their underwriting and loan programs. But the ultimate responability falls on the consumer. I can't tell you how many loans were done under the guise of "stated income" or No income type loans of people making $60K per year but wanting a $400,000 home. Was it stupidity on their part or greed? Most of it was greed pure and simple on the part of the builders, realtors, mortgage companies and the consumers who lied about their income and the industry looked the other way. Most people in "trouble" told the mortgage companies and builders that they were occuping the new house as a primary residence but their true intention was to flip it or rent it out and then sell it down the road. Guess what by the time most of there houses were finished the housing market train had left the station! I spent countless hours trying to talk people out of option arms and Interest only products only to have the customer flat out tell me that's what they wanted.I sleep well at night knowing I tried my best to do the right thing by each one of them. But greed won and they are stuck with properties they can't afford and can't rent for the payment. The truth of the matter is that only 5% of sub prime loans are in foreclosure. Most of the bank owned stuff is from investors and people who lied to try to make money. I believe the ecomomy is strong enough to support new and existing businesses. People who owned companies and made lots of $ during the good times may have gotten spoiled and tried to hold to high of a margin or stopped marketing and or many other reasons. If you were in business before the "mad rush" it is my opinion that you should be in business now just having to work harder and hoping that you stacked some cash away for the not so good times. For those looking for jobs are you only looking in your fields? Are you trying to expand out to other businesses that are doing well? Well I ended up taking on partners that whre suposed to take care of things over there while I went ouy and did the restoration thing. I guess as soon as I stoped being involved things went to crap.
