EY3BA11 Posted July 1, 2008 Share Posted July 1, 2008 Im kind of curious about how using multiple agents works. We started off with one agent she was cool but she didnt "WORK" for us. We would give her a list of properties we wanted to see and she would show them.. Granted it took her a week to get back to us because she was so "BUSY" with other clients. Responding to e-mails, calls, wanting to make offers took days. We even e-mailed using the agents website which she said would be the best way to do it and wanted to view 7 properties.. After a week with no response we felt that since she is NOT working for us then maybe we should seek an alternative route. So we did. Found a friend of the church who was an agent and he has been very cool. He looks up properties checks out properties and he works for us trying to find us the right place. Well after working with the new guy for a week or 2 the original agent sends out an e-mail saying that she is having some sort of special deal with one of the builders in town and they have over 200 properties they need to move and move fast so they were doing a DEAL with that real estate company. So we inquired and wanted to see what they offered and she asked if we were working with someone else. We told her yes we were and then said sorry but i cant help you guys out due to some legalities commision issues possible duplicate showings so on and so forth. I want to know what your guys take is on this. I feel i got robbed of possibly owning a brand new home when our current agent had no clue about their "SALE". White Rhino Posted July 1, 2008 Share Posted July 1, 2008 nick I feel your pain! Here is what I know, there is no legal thing wrong working with multiple agents... Unless you have signed a duties owned paper, but you usually don't sign that until your ready to make an offer on a property. And that is for that property. The deal is your other realtor is afraid that he/she won't get their commision on that sale. Where that gets sticky is if two different realtors show you the same property. In that case TECHNICALLY the first agent is entitled to the commision. But that is a fight for the two realtors to fight out which they usually avoid (may have to go realtor board, your not involved in that). Which is why your old realtor might be giving you the cold shoulder! Hope you guys get what you want. Sorry your going thru that!!! buying a house is stressful enough without that. I thought they would be just as good as they were to us the first time we went to use them but they just turned into idiots.. Ohh well.. BTW if anyone here deals with ziprealty be forewarned their incentives are nice but they stink in my opinion currently using NRES Nevada Real Estate Services.. Roberto Olivas is my agent I just hope i get a positive response from one of the 3 outstanding offers i have out.. A nice 4 bed 2000+ sq ft home out by the silverbowl A nice 3 bed 1400+ sq ft home in green valley or the smaller 2 story place in tecopa Alll well under 200k 2 of them close to new one of them older but has a large a$$ lot Quote Link to comment Share on other sites More sharing options...
Warrior07 Posted July 1, 2008 Share Posted July 1, 2008 NicK all i can add to this is selling agents are just listing agents which rather you show your own property and when you tell them NO that's what i'm paying you for they get all a$$ hurt and don't want to do anything after that ! Same as a agent for the buyer they want you to do all the homework drive by the houses then when your ready to really look then they might want to help you look further into the property . Seems to me they want to do as little possible to make the big paycheck hell who knows you could be takeing TIME away from thier golfing game or bingo session I JUST HOPE EVERYTHING GOES GOOD FOR YA AND YOU GET WHAT YOU WANT IS THAT BETTER WINGNUT Quote Link to comment Share on other sites More sharing options...

Truck stop in the middle of death valley... DuneSeason would make a killing.
